Does anyone know of case studies that discuss the effects of auto centric businesses such as gas station + convenience store combos (the usual strip type) on the valuation of surrounding residential neighborhoods. For context, this would be along a heavily traveled arterial (STROAD), where the the value of residential properties has been decreasing so there has been pressure over the last 20 year to rezone to commercial in the usual race to the bottom. Basically a case study that looks at property valuations over time of two similar areas, one a control and one with this kind of development. If I had easy access to historical tax records, I could probably do it myself, but not sure I can dig that information up.
